Please let us have a deposit of £150 within seven days to confirm your booking. The balance is then payable eight weeks before arrival. If your stay is within eight weeks please settle in full. Payment methods: bank transfer (our preferred method if possible; bank details on request) or cheque. Please make cheques payable to Mrs EM Hornshaw and post to Magnolia Cottage, 8 Holt Road, Sheringham, Norfolk NR26 8NA. Receipt of all payments will be confirmed promptly by email. In the event of cancellation we will make every effort to re-let and refund you, but as this may not always be possible we do advise that you have holiday insurance in place.


Stables is on the ground floor and completely level. There is level access from the car park to the cottage entrance, at the rear of the main house. The cottage is unsuitable for wheelchairs. Gables is unsuitable for those with restricted mobility; there are stairs to the first floor, and further steps on the landing and between the apartment rooms.


There are three clearly marked parking spaces on the drive and you may park in any. There will always be a space for you. You're welcome to leave the car here all day. Please let us know if you plan to bring more than one car.

It may be helpful when packing to know what you'll find when you arrive: starter tea and coffee, sugar, salt, pepper, pint of fresh milk, Norfolk fruit cake. Crockery, cutlery, mugs, glasses (wine, beer, champagne, tumblers), egg cups, cafetiere, tea pot. Kitchen/ serving utensils, chopping boards, pans, casseroles, oven trays, oven gloves. Kettle, toaster, trays. Washing up bowl, washing up liquid, teatowels x 2, kitchen hand towel, panscrub, dishcloth, kitchen roll, foil, bin liners. Dustpan and brush, iron, ironing board. Airer and pegs (Stables only). Bathmat, handwash, hairdryer, loo rolls x 3. Alarm clock, blankets, hot water bottles. Each bedroom has a wardrobe with wooden coathangers and a chest of drawers. Bedlinen, towels (1 hand towel and 1 bathtowel per person). Please bring your own beach towels. Heating: Stables has four electric storage heaters which release heat throughout the day, and also three radiators which are part of the house central heating system. Gables has a radiator in each room, part of the main house system which comes on as appropriate to the season.


Sheringham high street is an easy ten minute stroll away and has lots of independent shops, galleries, gift and antique stores to browse. There are bakers, greengrocers, delis, two excellent butchers, a crab and lobster hut, and a bustling twice-weekly market. Tesco Superstore and Sainsbury's Local are a ten minute walk away and and there's a well-stocked little Budgen's just round the corner. Also within a ten minute walk are six pubs, eight restaurants, fish and chips, takeaways and over twenty cafes and tearooms.

Public Transport

Public transport here is unusually good and very convenient. The Sanders buses to Holt, Cromer and Overstrand run past the house and stop just yards down the road. A 5 minute walk round the corner on Station Approach are the Norwich bus and the Coasthopper bus, which runs along the coast, stopping at every village -a good way to walk the coast path in sections. The Bittern Line train through the Broads villages to Norwich is a 10 minute walk away, as is the steam train.

 By car: Postcode for satnav NR26 8NA

From King's Lynn follow the A148 towards Cromer. After Holt and Bodham take the road on the left at Sheringham Park (National Trust), sp Sheringham Park/Country House Hotel. Follow the signs to Sheringham, turning R then L as you drive through Upper Sheringham. Keep following the road downhill. Magnolia Cottage is on the left just after Orchard Drive.

From Wells-Next-the-Sea and Weybourne take the A149 towards Cromer. As you enter Sheringham, just after the garage on your left turn R into Holt Road. Magnolia Cottage is a short distance up on the right (look for our cream sign).

From Cromer take the A149 towards Wells. Follow the road through East and West Runton and into Sheringham. At the roundabout go straight across and take the next road on the left, Holt Road. We're a short distance up on the right.

From Norwich take the A140 towards Cromer. At Roughton, turn left at the 2nd roundabout (sp Sheringham). Follow the road past Felbrigg Hall (NT). At the T-junction with the A148 turn left. Proceed along the A148. Turn right onto the A1082 and drive down the hill into Sheringham. At the roundabout turn left, then next left into Holt Road. We're a short distance up on the right.

By train: The Bittern Line is an hourly service between Sheringham and Norwich, and onwards to London Liverpool St. On arriving at Sheringham cross the road and continue straight ahead into Station Approach. Walk past the Poppy Line steam railway and turn left over the railway bridge. Cross over the coast road and into Holt Road, which is straight ahead, very slightly on the right. Magnolia Cottage is a short distance up on the right (10 minute walk)

By bus: the main bus stop is on Station Approach, by the Poppy Line steam railway. With the railway on your left and putting green on your right continue on Station Road, turn left at the railway bridge, over the bridge, across the coast road and straight ahead into Holt road. We're a short distance up on the right (5 minute walk).

Booking Terms & Conditions

By placing a booking with us you agree to these terms. Please take a moment to read them.

Booking: On receiving a booking request we will reserve your chosen apartment for seven days and confirm your booking by email. If after seven days we have not received a deposit, or heard from you, the apartment will be re-advertised. The balance is due eight weeks before arrival. If your arrival date is less than eight weeks away please settle in full. Receipt of both deposit and balance will be confirmed by email. The prices shown on our website are updated from time to time but the price of your stay at the time of booking will remain unchanged. The contact details we request will be held securely and never passed to third parties. In the event of cancellation we will make every effort to re-let and refund you, but as this may not always be possible we do advise that you have holiday insurance in place. In the highly unlikely event that we cancel your booking we will refund all money paid. Our liability does not extend beyond this.

All heating, electricity, bedlinen, towels, parking and unlimited high speed wifi included. Arrival time:3-4 pm (Stables), 4-5 pm (Gables) or by arrangement. Departure time: 8-10 am If you plan to leave early please let us know. Strictly no smoking. No dogs or pets.

Access: Stables is on the ground floor and completely level, as is the car park. However, it is not possible to push a wheelchair in due to the right-angled turn from the entrance hall into the kitchen. Gables is unsuitable for those with restricted mobility; there are stairs to the first floor, and further steps on the landing (five) and into the bedroom (two) and kitchen (five). All have thick carpet and good handrails.

Parking: There are three marked parking spaces and you may park in any. If you wish to bring more than one car please let us know. This is a very quiet, safe area but you park at your own risk; we cannot take responsibility for the safety of your vehicle or its contents.

Insurance and safety: We have full indemnity insurance but guests are responsible for the safety of their own possessions. Parents are responsible for their children at all times, particularly in the car park and garden. Please don't use electric blankets or portable heaters, as these are not covered by our fire risk assessment, a legal obligation for us.

Visitors: If you plan to have visitors during your stay please let us know; as you'll appreciate, the cottage is our home and we do need to know who's here. The sleeping capacity of each apartment must not be exceeded. The kitchen, dining space and seating in Gables are designed for two people, perfect for a couple but unsuitable for larger gatherings. Stables is more flexible, but is booked for a maximum of four people and should not be used as a holiday base for extended family. This ensures that the cottage is a relaxing, peaceful place for all our guests.

We reserve the right of entry for urgent or emergency repairs or maintenance, and meter readings, only if absolutely necessary and if possible by prior arrangement with you.

We don't ask for a damage deposit, preferring to rely on goodwill. Please let us know of any minor breakages so that we can replace items. We reserve the right to request payment for any major damage or breakage. Please leave the apartments clean and tidy, as you would wish to find them.
